Closing The Deal

Final Walk-Through Inspection

The final walk-through inspection is typically completed the day before or the day of closing and serves as your final opportunity to verify the condition of the property before ownership officially transfers. During the walk-through, buyers should confirm that agreed-upon repairs have been completed, the property is in the expected condition, and any included appliances, fixtures, or personal property remain in place according to the purchase agreement.

Closing

Closing is the final step in the home buying process. During closing, the buyer, seller, lender, and closing agent will review and sign all required legal and financial documents related to the transaction. Buyers will complete final loan paperwork and submit any remaining funds required for closing, typically through a certified check or wire transfer.

Once all documents are signed and the deed is officially recorded with the local County Recorder’s Office, ownership of the property is transferred to the buyer. At that point, you will officially receive the keys to your new home or investment property.

Don’t Max Out Your Budget

Just because you are approved for a certain loan amount does not mean you should spend the maximum available. Leave room in your budget for closing costs, property taxes, maintenance, repairs, and future upgrades.

What Price Range Can I Afford?

Resources For Memphis Home Buyers

The journey to homeownership starts by understanding how much you can afford. One major thing to consider is your down payment, if any. Many consumers believe it's impossible to buy a home without at least 20 percent down. But thanks to various government-sponsored programs, many people can now buy a house with as little as 3.5 percent toward a down payment. Veterans of the U.S. military have zero-down programs available.
