As closing day approaches and all contract contingencies have been satisfied, the transaction enters its final stage. Our team works closely with all parties involved to help ensure every requirement has been completed properly so the closing process is as smooth, organized, and stress-free as possible.
Final Walk-Through Inspection
The final walk-through inspection is typically completed the day before or the day of closing. This allows the buyer to verify that the property remains in the agreed-upon condition, that any negotiated repairs have been completed, and that all seller belongings have been removed unless otherwise specified in the Purchase Agreement.
Cancel or Transfer Utilities and Services
Prior to closing, sellers should arrange for utility accounts and home services to be canceled or transferred appropriately. This may include electricity, water, gas, internet, lawn care, security systems, trash collection, and other recurring services. We can provide a helpful checklist of local utility providers and service contacts to assist with the transition.
Be Prepared for Unexpected Delays

Closing

Once all documents have been signed and funds have been properly distributed, proceeds from the sale can typically be sent through wire transfer or issued by check. Sellers should also provide all keys, garage openers, access devices, warranties, manuals, and important property information to the buyer at closing.
After the deed is officially recorded and all signatures are completed, ownership of the property is successfully transferred to the buyer and the sale is finalized.
